Given the current market trends, what’s your piece of advice to people who are still reluctant to buy?
The market in Dubai remains robust, with positive population growth since COVID-19. For end-users, my advice to friends and clients is simple: if you find a property you like, seize the opportunity. This is particularly true for mature, established communities or projects where demand is consistently high. Investing in such areas ensures not only a desirable living environment but also long-term value appreciation.
Rent vs buy has always been a much-debated topic. Do you think there’s a shift in mindset of renters?
Absolutely. As the spread between rent and mortgage rates narrows, we can expect a significant shift towards purchasing rather than renting. Additionally, since COVID-19, many expats have begun to view the UAE as a more permanent residence, prompting a change in mindset. This shift has led to a growing number of long-term investments in property, reflecting confidence in Dubai’s stability and appeal as a home.
Which communities would you recommend to renters who are considering to buy in affordable areas?
The suitability of a property in Dubai largely depends on the type of buyer. For family-oriented and cost-conscious buyers, there are several ready affordable villa communities in areas like Dubailand, JVC, and Damac Hills that are ideal for families. Recently, other areas of Dubai have also gained popularity as developers create affordable communities to cater to the growing population, ensuring a diverse market that meets the needs of a range of buyers. These newer off-plan communities, such as Dubai South and areas further along the E611, are becoming increasingly popular. On the other hand, for buyers who are less price sensitive. I highly recommend established communities from Emaar, such as Arabian Ranches or other Emirates Living communities, which offer a premium living experience with a variety of amenities.
